The development as proposed, impairs the development of adjoining and future nearby development in a manner which would be in keeping with the development objectives for Erlton which are clearly established in the previous and current ARP. The footprint fails to respect the established patterns of residential use, with rear yard and front yard areas being ignored both in this proposal as well as this  projects impact on these aspects of existing neighbours and any future development. The overbearing and excessive uninterrupted block of barricade style  development is surely a poor welcome to Erlton at this main entry point to the community, and this project appears to contribute little to enhancing the community. Its immediate and future negative impact on the development of this area is regrettable. The planning behind this concept  fails to address parking requirements under various guidelines already in place, and its overall footprint and style of box design clearly need improvement for this to be a development that benefits the community. This is regrettably a development which is more common in higher density areas where the development takes up the whole lot as in Mission condo areas and elsewhere. This is not the design objective for Erlton or other areas which have been recognized as worth not destroying in this manner. Unfortunately this development does not demonstrate a compatibility with the community,sufficient to justify its approval.

I received this Development Permit application and plans this afternoon. A PDF of some of it is attached. DP2014-1598

It is a triplex with garages accessed off of the lane. 

The entrance to unit 3 is not visible from the street, there is no visitor parking, the building appears to be too close to the front property line, and it covers most of the lot. I have the plans available for review. Please call if you would like to see them.
