The board allows the triplex to be approved with no visitor parking and the existing non functional parking provided by the unpowered garage….screening from the front deck to be provided for privacy to the west overlooking Rhonda’s yard and living room.  It went from 230 to 430 with the board agreeing the “temporary condition of screening to be provided as deemed necessary to the develpment officer”, not acceptable and additional plan detail and survey work required to confirm location of existing hedging and need for landscaping on his property to the east and west.
The board did advise him of the need for building permits to be obtained and development permit amendments to be provided as required in connection with making the necessary changes or improvements as may be required in connection with the triplex application building permit.

A nearby neighbour appealed the City’s approval of this development permit. The hearing is scheduled for July 18th at 1:30.

Today I received this development permit application for a discretionary change of use to a tri-plex – one unit upstairs and two units in the basement.

DP2012-5266 DTR

Attached is a PDF of the Development Authority’s review of the application and plans. You’ll note on page 2 that the Building Regulations group does not support the application. Also, there is a lengthy list of bylaw discrepancies, including the lack of visitor parking. In addition a neighbour advises that construction to create at least one of the exterior basement entrances in the front yard dugout was done in 2010 without a development or building permit. I have a request in to the file manager to confirm the history of permitted construction at this address.
