Erlton Community Association response (completed online):

File number DP2019-6303
Date returned 1/26/2020

What are the strengths and challenges of the proposed development?

It is a permitted use, and even if not considered a secondary suite it is within the density allowed in the M-CGd72 district. However, relaxation of the parking requirement to only one parking stall is not supported.

Are there changes that could be made to the proposed development to make it more compatible or beneficial to the area?

Two off-street parking spaces should be provided. It appears the site area would accommodate this.

The use (if identified – not applicable for single-detached houses, semi-detached dwellings or duplexes)

You may wish to consider height, privacy, parking, vehicle or pedestrian access and landscaping as you respond to these questions.

There is a significant amount of on-street parking due to the frontages of the cemetery and the adjacent commercial use, relaxation of the visitor parking requirement is reasonable.

Has the applicant discussed the development permit application with the Community Association?

No

If yes, what information was provided?

Please provide any additional comments or concerns regarding the proposed development.

The comments are based on parking requirement of 1 stall plus 0.15 visitor stall per unit per sec 558(3), i.e. 2.3 stalls for the proposal. Sec 443 does not apply because this plan of subdivision was approved long before 1982.
