Dear Sirs/Madam
Re: Neighbour Notice No: Multi-residential DP2013-2293 (Multi-residential, 4 three-storey units)
With regard to the above property directly opposite my own, 50 34th Ave SW, Calgary, AB T2S 2Z2.
I purchased my property, within the last year, with the intention of it being private, i.e. it is a corner site, backs onto a cemetery and I have built a fence between myself and my only neighbour to ensure this privacy.
For this reason I would like to object to the balconies of the future development of the above-mentioned multi-residential.  The plans show four balconies, two (at least) will face directly into my back yard, not to mention my large picture window.
I would like this taken into consideration for the future development of the above-mentioned property.

I received this Development Permit application and plans this afternoon. A PDF of some of it is attached.

DP2013-2293 (54 – 34 Ave SW)

There are multiple deficiencies noted as the result of the City’s review. I spoke with the file manager about the Section 580 discrepancy, and she advised that it is solely due to a rounding down error from 3.99 to 3.0 instead of rounding up to 4.0 density – thus 4 units is the maximum density. No shadow study is provided. This is essential in order that the neighbours to the West can understand the impact of the units that overlook / overshadow their rear yards.
