We have been provided with revised drawings for this project. The major changes are increased front yard setback on the eastern portion of the site (at 27th Ave SW) with the semi-detached dwelling now front-to-back on Erlton Street instead of side to side. It should be noted that six fairly small secondary suites are proposed in addition to the six main units as allowable under the Land Use Bylaw.

This application was discussed at our general meeting on October 10, 2023 and the ECA submitted the following preliminary comments. There will be a notice posted, and affected persons that may not be aware of the application will have an opportunity to comment.

This proposal is significantly more compatible with the existing context than the previous application, and we welcome the efforts in that direction. The significant concerns that have been identified at this time are as follows:

   the 27th Avenue setback is well below the contextual requirement, and affects the streetscape

   the semi-detached units overlook the backyards of the adjacent properties to the east, in particular the very large second-floor windows. This could be mitigated through use of obscuring glass, reduced window size and landscaping, such as trees near the east property line.

   The garages have a zero lot line on the east side, which, while allowable under the Land Use Bylaw for a residential accessory building, is inappropriate in this location due to the historical misalignment of the buildings in this area. The usual 0.6 m setback would be more compatible.

–   There is no provision for visitor parking and this area has issues with inadequate parking – it might be possible to relocate the waste and recycling into the garages and provide an additional stall.

This is a new design for the property on the corner of 27th Ave and Erlton St SW that was appealed to the SDAB. The proposal is for four townhouse dwellings facing 27th Ave and a semi-detached building facing Erlton Street, with a 6-unit detached garage off the lane.  The deadline for comment is October 11, 2023.
