[from ECA Planning to neighbours on December 28, 2016]

I checked on the status of this DP this afternoon and determined that the appeal was withdrawn and the application approved for development on November 3rd, 2016.

This development is in Parkhill, however Erlton residents on 34th Avenue have expressed an interest in it at some of our community meetings.

An appeal notice was published in today’s Calgary Herald. Here’s a link to the SDAB site referencing a hearing on November 3rd:

At that link you will also find a copy of the City’s complete file, as well as a set of plans. If you have a permanent interest in them, please download and save them. The links expires after a short while.

Erlton was not circulated by the City on this development permit
application.

Chris Davis, the Parkhill Planning co-chair, was generous in sending us
their community’s comment. It is attached. Their point 8 deals with my
concern (below) regarding reduced parking.

On September 28th, 2015, I had a pre-application meeting with the
developers (Newland Construction / Quarry Bay Investments) who are
working for Calgary Co-op. The unit count has increased since my meeting
with them.

The following is a note from our meeting that I sent to our Board of
Directors and Planning Committee as a heads-up.
======
Co-op has purchased the Henninger used car lot at the NW corner of
Macleod Trail and Mission Road. The property extends North to 34th
Avenue. They are currently planning to have approximately 127 units of
residential 1 & 2 bedroom condos in a 9 storey building located at the
intersection, with a Co-op liquor store on the main floor. The remainder
of the site to the North will be a Co-op gas station, single bay car
wash, and a Co-op convenience store. They intend to ask for a 50%
relaxation in parking for the residential portion, since the site is
close to the 39th Avenue LRT station. I expressed concern with this low
number, since any resident with a vehicle, and without a dedicated
stall, will undoubtedly want to use 34th Avenue or Erlton Court, above
the project, for parking. That area is already congested due to the
apartment buildings on Erlton Court. The project site is in Parkhill, as
is Erlton Court and the South side of 34th Avenue. There are no
privacy/overlooking, access, noise, or odour issues that I can see.
