The ECA made a submission requesting changes, but it was approved without any amendments. 

Summary of building form in WELAP relative to Erlton ARP (which has now been repealed):

  • South side of 25th Ave allows up to 12 storeys.
  • Both sides of 27th and 28th Ave allows up to 6 storeys 
  • North side of 29th Ave allows up to 4 storeys
  • North side of 34th Ave allows up to 4 storeys
  • West side of 34th Ave to Mission Road allows up to 6 storeys. 

In terms of impacts: 

North Erlton: 

  • no significant impact (Anthem lands are already zoned for up to 32 storeys)

South Erlton: 

  • 12 storeys on 25th Ave will have significant impact on lane between 25th and 27th.
  • 6 storeys on 27th and 28th means potentially apartment style buildings for remaining redevelopment properties
  • loss of view for properties on the hill

WELAP is expected to be a 60 year plan so development may not happen in the near future.
